Many older ranch homes have enough square footage but suffer from inefficient floor plans that make the home feel smaller than it really is.
That was the challenge in this Utica home.
The original layout included a long hallway that separated the kitchen from the living room and consumed valuable square footage. The kitchen felt cramped, the bathroom was extremely tight, and both spaces needed a layout that worked better for everyday life.
Rather than adding onto the home, we focused on making better use of the space that already existed.
By removing the hallway walls and opening the floor plan, we were able to absorb that wasted hallway space into the kitchen. This allowed for a larger kitchen layout, improved traffic flow, and a good-sized island with seating.
At the same time, the bathroom layout was rearranged to make the small room feel more usable and comfortable.

The home had the kind of floor plan common in many older ranch houses: a long hallway running through the center of the home, dividing spaces that did not need to be separated.
That hallway made the kitchen smaller than necessary and kept it disconnected from the main living area.
The bathroom had its own problems. It was very small, with an undersized vanity positioned so tightly that the door barely opened. Using the room meant squeezing around the vanity and toilet.
During demolition, we also discovered deteriorated cast-iron drain piping that needed to be replaced before the remodel could continue.

Instead of simply replacing cabinets and fixtures, we focused on correcting the layout.
The hallway walls were removed to open the kitchen to the living space and reclaim square footage that had previously been used only for circulation.
To make the new kitchen layout work, several mechanical systems had to be relocated, including the sink plumbing, dishwasher connection, refrigerator water line, and gas line for the stove.
In the bathroom, the layout was rearranged to create more usable space and make the room easier to enter and use. The old cast-iron drains were replaced, and the room was updated with a new tub and shower surround, vanity, fixtures, flooring, and finishes.






The finished remodel completely changed the feel of the home.
The kitchen is now open, bright, and connected to the living space. The island provides seating, storage, prep space, and a natural gathering spot.
The bathroom is still appropriately sized for the home, but it no longer feels nearly as cramped. The improved layout makes the space easier to use and much more comfortable.
Most importantly, the homeowners gained the feel and function of a larger home without building an addition.
