This project transformed the upper level of a post-frame building into comfortable living space for a growing family.
Before the remodel, the upstairs area was dark, partially finished, and laid out poorly. The space had limited natural light, only one or two windows, freezing water lines, and hidden plumbing issues that needed to be addressed before the area could become dependable living space.
The completed remodel added three bedrooms, a full bathroom, a living room, new windows, updated flooring, improved insulation, plumbing repairs, and a much more functional floor plan.

The original upstairs layout did not serve the family well. Some areas were partially finished, others were outdated, and the overall floor plan felt dark and inefficient.
We reworked the layout by removing some walls, adding others, relocating doors, and creating a more functional arrangement with three bedrooms, a full bathroom, and a living room.
The goal was not simply to finish the space, but to make it function like a true living area.

One of the biggest improvements was adding more daylight.
The upstairs space originally had very few windows, which made it feel dark and closed in. To correct that, sections of exterior steel siding were removed, new window openings were framed, and additional windows were installed.
That change made the space feel much brighter, more comfortable, and more like a home.

This project also uncovered issues that needed to be fixed before the finished work could continue.
Water lines had been freezing during winter because of where they were located. To prevent that from continuing, the exterior wall areas were opened, insulation was improved, and the water lines were rerouted to better-protected locations.
During the remodel, a cracked drain line to the septic system was also discovered and repaired.
These repairs were not cosmetic, but they were essential to making the finished space dependable long-term.

This remodel was about more than creating nicer rooms.
The homeowner needed a better-functioning home for a busy family while staying mindful of budget and long-term priorities. Throughout the project, we talked through options, worked through unexpected challenges, and focused on solutions that made sense for the way the family actually lived.
The finished result added significant usable space and turned a dark, difficult upper level into a comfortable living area with bedrooms, a bathroom, and room for everyday family life.

"I hired Waal Construction to help finish my barn space so it had more usable bedroom space and a bathroom upstairs. I was referred by friends who had excellent experiences with him and I was equally impressed! Tracy is extremely dependable (read on time, responsive and communicative, and delivers on his word), very kind, and a true craftsman.
He was patient with my decision making process, gave me plenty of options and solutions to some pretty tough issues with my projects, and was so incredibly knowledgeable. He was mindful of my budget concerns and gave me all sorts of scenarios and pricing structures to fit my needs.
But probably the gem of it all is he can be trusted. His word is good and his character is so top notch. I wasn't even home most of the time when he came or went because of single parenthood and working a lot. But I never had to worry at all.
In this day and age... PRICELESS! I have told everyone I've talked to about his work and I will continue to recommend him 100% for any construction or renovation work."
